My name is Colin Riggins. I am a licensed real estate agent with Nebraska Realty and the Omaha Metro Group, serving buyers and sellers across Omaha and the surrounding metro. Before I was a realtor, I spent 16 years as an educator, and that background shapes everything about how I work with clients today.
An Educator Before an Agent
Teaching taught me how to take complicated material and make it genuinely understandable, not just technically explained. I bring that same approach to every transaction. My goal is to cut through the noise so you can make decisions more clearly, understanding what each decision actually means for you before you commit to anything.
Real estate has a way of moving fast and feeling urgent. There are contracts, contingencies, inspections, negotiations, and financing details that can blur together quickly. Part of my job is making sure none of that catches you off guard.
What I Bring to Every Showing
Before real estate, I worked hands-on in renovation and construction. Framing, roofing, plumbing, electrical, siding, full remodels. I have personally renovated older homes while keeping their original character intact, which is work I genuinely love.
When we walk through a home together, that experience comes with us. I can point out things that matter practically: repair costs that are not obvious at first glance, renovation potential, whether updates are quality work or cosmetic fixes covering bigger issues. That kind of insight can protect you from expensive surprises after closing and help you see opportunity where others might not.

My knowledge of Omaha's older neighborhoods runs deep. Benson, Dundee, Country Club, Metcalfe Park, Aksarben, Elmwood Park, Midtown, and North Omaha are areas where my familiarity runs the deepest. That familiarity translates directly into better guidance on pricing, condition, and what to expect from the process. I also work throughout Bellevue, Millard, Papillion, La Vista, and the broader Omaha Metro, bringing that same preparation and local knowledge wherever my clients need me.
